Berger Steel Corporation Expands into 44,363 SF at McClellan Park

 

 MCCLELLAN, Calif-- McClellan Business Park is pleased to announce Berger Steel’s expansion into 44,363 square feet at 4728 Kilzer Avenue (Building 692). McClellan Park and Berger Steel collaborated on the tenant improvement construction plan to transform a former paint and supply hangar facility into a high quality steel fabrication factory for Berger’s rapidly growing business. 

The new advanced space will be used for Berger Steel’s construction services including structural steel and architectural fabrication, erection, tenant improvements, and ADA modifications.  The building is located on an approximate 4 acre paved parcel, with outdoor storage space an important requirement for Berger’s growth.  Berger took occupancy on August 1, 2017.

 Berger Steel has been in operation at McClellan Park for only five years, with their first commenced lease in 2012 in approximately 18,000 square feet at 5209 Luce Avenue (Building 243). Due to their growing success, a larger space was vital for automation and quantity of work.  Berger Steel now employs over 80 workers dispatched to projects all over California, with 40 employees on site at McClellan Park daily.

 “Our company began in 2012 at McClellan Park, and it has been truly beneficial to have the vast variety of unique buildings to choose from that we know will help maintain our growing operation”, stated Jason Berger, President of Berger Steel.  “We’ve made a significant new investment in capital equipment that will help us continue our growth”.

 “It is our goal to foster business growth here at McClellan Park”, stated Ken Giannotti, Senior Vice President of McClellan Park. “We knew that Berger was outgrowing its existing building, so we worked closely with the Berger Steel team on a long term lease transaction. The lease term allows McClellan Park to achieve a return on its building and tenant improvements, and provides Berger a newly improved space with excellent operating efficiency”.

Trent Thomason, of Colliers International, assisted Berger Steel in negotiating the lease transaction. McClellan Park was assisted by Borges Architectural Group, provider of architectural and construction documentation services. Hartin and Hume Inc. provided general contracting services.

The County of Sacramento selected McClellan Business Park, LLC, in 1999 to acquire and redevelop McClellan Air Force Base.
